The concept

11 luxurious and sustainable villas hosting 6 individual lodges each, built locally in high quality wood –recycled teak and bankirai from eco-managed forestry – with European technical design and standards. The resort will stand on a privileged hill-top location with breath-taking views on the surrounding pristine nature and in the vicinity of very popular touristic attractions. The integration with the local community gives this project a clear social responsibility edge.


The market

Bali is a mature and well-established market with over 5 million foreign visitors per year, traditionally coming from Australia, US, EU and Asia (China & India). The number of visitors from China increased by a 300% from 2010 to 2016, while visitors from the Middle-East have almost doubled from 2014 to 2016.
Bali offers a tropical climate, natural beauties, historical heritage and cultural diversity.

The project

Investor search to fund the construction of the resort, including the purchase of the piece of land:
 Investment: € 6,494,755,-
 Net Present Value: €11,123,447,-
 Internal Rate of Return: 30.42%.
A key feature of this project is the opportunity to increase the size of the resort by 200% with limited marginal
cost. This two-step investment has the double benefit of mitigating the initial risk and to quickly generate
multiple value.
A world leader hotel group has already shown interest to manage the resort subject to the Property being
developped up to their standards.
